
Maintenance Policies:
Once a maintenance request is received from a tenant, our maintenance department will attempt to contact the homeowner and gain approval for the repair. This may take 24-72 hours. Our maintenance staff will be in communication with tenants during this time.
WINTER SEASON NO HEAT EMERGENCIES:
During times when temperatures are below 20 degrees, property owners have 2 hours to respond to a no heat request from Renters Warehouse. If owners do not respond in this time-frame, maintenance will arrange for heaters to be brought to the property until an approval for repair is received from the owner.
Tenant MAY NOT withhold any rent, because repairs were not completed. Tenants have rights to put “Rent to Escrow”. "A rent escrow action is a simplified procedure that permits a tenant to seek relief for housing violations on his or her own without the assistance of an attorney. Tenants may place rent in an escrow account when a landlord will not correct housing violations. Under the rent escrow law, tenants can pay their rent to the court administrator rather than to the landlord, and ask the court to order the landlord to make repairs." -AG Handbook
RENTERS WAREHOUSE DOES NOT PAY FOR ANY MAINTENANCE REPAIRS OR REBURISTMENT. THE PROPERTY OWNER MAKES THE FINAL DECISION ON ANY REPAIRS AT PROPERTY.
